Helene Atkinson

Helene Atkinson has been with OneTree Realty & Property Management for over ten years and serves as the operational backbone of the company. With responsibility spanning accounts receivable, accounts payable, and daily office operations, Helene plays a critical role in ensuring the organization functions efficiently, accurately, and with complete accountability.

Helene oversees all incoming and outgoing funds, working closely with ownership and department leaders to maintain strong financial controls, timely payments, and accurate reporting. She manages the daily workflow of the office, coordinates internal processes, and ensures that every department is aligned and operating smoothly.

As the owner’s right hand, Helene possesses unmatched institutional knowledge of the company. She understands every role within the organization and how each function connects to the broader operation. Her leadership, problem-solving ability, and deep familiarity with OneTree’s systems and people allow her to quickly identify issues, implement solutions, and keep operations moving forward without disruption.

Chuck Stoll

Senior Property Inspector & Compliance Specialist

Chuck Stoll has been a trusted member of the OneTree Realty & Property Management team for the past four years, bringing more than 15 years of experience as a Section 8 housing inspector. His extensive background in inspections, compliance, and quality control plays a critical role in protecting investor assets and preventing unnecessary financial loss.

Chuck is responsible for all move-in, move-out, and turnover inspections across the portfolio. He verifies property condition, documents deficiencies, and confirms that all maintenance and renovation work has been completed thoroughly and to OneTree’s standards before units are placed back into service. His inspections help prevent premature re-renting, failed re-inspections, and costly call-backs.

In addition, Chuck handles tenant complaints related to habitability and property condition, investigating issues promptly and ensuring concerns are addressed accurately and fairly. His experience with housing authority standards allows OneTree to maintain compliance while minimizing delays, disputes, and avoidable expenses.

Chuck’s disciplined inspection process, attention to detail, and deep regulatory knowledge make him a key safeguard against income loss, failed inspections, and unnecessary capital leakage—providing investors with confidence that properties are protected and performing as intended.


 

Shane Reynolds

Section 8 Specialist & Director of Maintenance Operations
OneTree Realty & Property Management

Shane Reynolds has been a key member of OneTree Realty & Property Management for over three years, serving as our Section 8 Specialist and Director of Maintenance Operations. In this role, Shane oversees all Section 8–related compliance and inspections while managing and coordinating our entire in-house maintenance team.

Shane plays a critical role in protecting investor assets by ensuring properties consistently meet Housing Quality Standards (HQS), pass inspections, and remain compliant with program requirements. His expertise helps minimize failed inspections, reduce vacancy downtime, and stabilize rental income for investors utilizing Section 8 and other subsidized housing programs.

In addition to compliance oversight, Shane manages day-to-day maintenance operations across our portfolio. He directs in-house technicians, prioritizes work orders, and ensures repairs are completed efficiently, cost-effectively, and to a professional standard. His hands-on leadership improves response times, controls maintenance expenses, and extends the long-term life of building systems.

Shane’s combined knowledge of Section 8 requirements and property maintenance creates a strong operational advantage for investors. By aligning compliance, inspections, and maintenance under one experienced leader, he helps ensure properties remain occupied, protected, and performing at a high level.


 

Katrina Chaffins

Accounts Receivable

Katrina Chaffins has been a valued member of the OneTree Realty & Property Management team for the past three years, overseeing accounts receivable and day-to-day financial operations across the portfolio. Her role is central to maintaining accurate financial records, protecting cash flow, and ensuring vendors, utilities, and properties are handled efficiently and without disruption.

Katrina manages utility accounts for managed properties, including initiating and transferring services, confirming utilities are properly removed from tenant names after move-in or move-out, and resolving billing discrepancies. She ensures utilities remain active when required, preventing service interruptions that could impact habitability or property performance.

In addition, Katrina oversees the processing and payment of all vendor work orders, verifying invoices, matching charges to approved work, and ensuring timely and accurate payment. She works closely with maintenance, operations, and ownership teams to maintain financial accountability and proper documentation.

Her attention to detail, consistency, and proactive financial oversight help minimize errors, reduce risk, and support transparent reporting for investors. Katrina’s role ensures that property operations remain financially sound and professionally managed at every level.


 

Mindy Siens

Tenant Services & Compliance Manager

Mindy Siens has been a key member of the OneTree Realty & Property Management team for the past three years, overseeing all aspects of tenant services, lease enforcement, and eviction management. Her role is essential to maintaining consistent cash flow, reducing operational risk, and ensuring properties remain compliant with local and state regulations.
Mindy manages tenant communication from move-in through move-out, addressing issues related to leases, notices, payment compliance, and behavioral concerns. She oversees the full eviction process when necessary, including legal notices, filings, court appearances, coordination with attorneys and courts, and execution of possession—ensuring all actions are handled professionally, legally, and efficiently.
In addition, Mindy works closely with ownership and internal teams to identify potential tenant issues early, document violations, and implement corrective actions whenever possible to minimize vacancy and legal expenses. Her thorough documentation, attention to detail, and courtroom experience provide investors with confidence that tenant matters are handled decisively and in accordance with Ohio law.
Mindy’s firm but fair approach helps protect investor interests while maintaining professional, respectful tenant relations, making her a vital part of OneTree’s operational strength.


 

Julie Barrett

Operations & Maintenance Manager

Julie Barrett has been a cornerstone of OneTree Realty & Property Management for the past six years, playing a vital role in the day-to-day operations and long-term success of our portfolio. With extensive hands-on experience and a deep understanding of property operations, Julie is trusted by both ownership and investors to ensure projects run smoothly, efficiently, and with the highest level of care.

Julie oversees large-scale renovation and maintenance projects from start to finish, coordinating estimates, timelines, and execution to ensure quality results and cost-effective solutions. She manages work orders, emergency maintenance calls, and ongoing general maintenance, ensuring issues are addressed promptly and professionally.

A key point of contact for both tenants and investors, Julie excels at clear, direct communication, keeping all parties informed while maintaining strong relationships built on trust and accountability. Her ability to balance operational demands with exceptional customer service makes her an invaluable asset to the OneTree team.

Stephen Perry Jr.

My journey in real estate began over 12 years ago in property management, where | Started leasing apartments in small communities and worked my way into management roles. As my experience grew, | transitioned into overseeing larger properties, managing major construction projects, and leading lease-ups for newly developed communities. 

Driven by a constant desire to learn and a genuine love for the industry, my path naturally evolved into real estate sales. | thrive in the competitive nature of the business and truly enjoy the “thrill of the hunt” that comes with finding the right opportunities for my clients. Most importantly, | value the relationships I’ve built along the way and am incredibly grateful to the clients, friends, and mentors who have supported me throughout my career.
